Chatham-Kent home prices fall as May inventory breaks record

The number of homes put up for sale in Chatham-Kent last month hit a record for the month of May as home prices continued to fall.

The Chatham-Kent Association of Realtors (CKAR) says 313 homes went up for sale last month, a jump of 11.8 per cent from May 2025 and the largest number of new listings ever added in the month of May.

New listings were also 11.6 per cent above the five-year average and 29.5 per cent above the 10-year average for the month of May, according to CKAR.

The realtors association also reported a total of 563 homes were on the market at the end of May, an increase of 11 per cent from the end of May 2025. Active listings haven't been this high in May in more than a decade, the association said.

The group also said active listings were 31.4 per cent above the five-year average and 69.1 per cent above the 10-year average for the month of May.

CKAR also noted that 123 homes were sold in May, a substantial decline of 17.4 per cent compared to May 2025, adding that home sales were 8.6 per cent below the five-year average and 13.4 per cent below the 10-year average for the month of May.

A total of 478 homes have been sold over the first five months of the year, according to the realtors association, a modest decline of 3.8 per cent from the same period in 2025.

"Sales activity declined on a year-over-year basis but we’re still seeing strong monthly trends, especially after demand bottomed out at the beginning of the year," said CKAR President Carrie Patrick. "Sellers are out in greater force than ever, posting more than 300 new listings for the first time in any May. This was also the third highest new listings count on record behind last month and June 2025. Prices have been moving sideways for a few years now, with some volatility in between, and the market is tilted in favour of buyers, so this would be an excellent time to get into or re-enter the market for those seeking a new place to call home."

CKAR said the overall Home Price Index for a composite/single-family home was $402,500 last month, a drop of 1.3 per cent compared to May 2025.

Home sales in May totaled $55.3 million, a big reduction of 14.6 per cent from the same month in 2025, CKAR noted.
